CRE Support Services - our 8 point plan
“We are excited to partner with selected clients to transform their delivery and success of engineering services across their Portfolio”

Portfolio Strategy
We believe that the added value from having a technically orientated partner alongside your CRE team can drive true value through optimisation, and alignment of engineering services with what your organisation needs. The constant feedback of our involvement, seamlessly feeds back into the corporate standards and playbooks driving constant improvement and innovation.
By engaging fully with all stakeholder we can build up a picture of users needs, corporate governance requirements, Corporate targets such as Net Zero, energy reduction and improved Health & Wellbeing, as well as maintenance and operational needs and consistency into a comprehensive set of corporate engineering standards and playbooks.
Sourcing Stage
By having a trusted technical partner alongside when looking for your next corporate facility who knows the corporate requirements can be invaluable in understanding how a potential property will suit the needs of the business. While other factors such as location, size and cost may ultimately have a greater influence on the decision, understanding any engineering risks, constraints or opportunities of a particular building can help inform cost plans and budgeting.
We can undertake a full range of Technical Due Diligence, GAP Analysis and ROI Analysis, all assessed against your specific Engineering standards and playbook to give a meaningful analysis that is specifically tailored to your needs.
As your technical advisors we can input into HoT and AFL discussions with Landlords to make sure your engineering needs are met and protected within the Lease agreements, and service charges are fair and relevant.
Project Design
As your corporate engineering partner, we are well placed to seamlessly deliver the design of your new facilities, or refurbishment of existing facilities in line with your corporate standards and playbooks. Our intimate knowledge of your requirements drives efficiency in delivery saving time and cost.
We can also act in a client side design guardian role, should you wish to employ a separate MEP designer for a specific project, reviewing those designs against the agreed project brief
Tender Support
Selecting the correct construction team is vital to a successful project. We provide a full and hands-on service during the tender period, assisting the Project Manager and Cost Consultant in their analysis of tender returns.
Our service however starts pre-tender, where we look to present the Engineering design to the tendering contractors (and their sub-contractors) so they fully understand the design intent and requirements, making their tender returns more inclusive and aligned.
Our full support continues through the tendering period, with regular liaison with tendering contractors to answer any technical queries, all in line with the clients procurement rules and transparency.
Once tenders are received we assist with the analysis of these tenders from a completeness and adherence to the requirements, highlighting any risk issues or omissions.
Construction Support
Maintaining quality and design intent is our primary focus through the construction stage. This starts with ensuring the selected contractor is fully aware of the requirements, and understands the design from day 1. By spending the time up front we can align expectations, and reduce risk and cost throughout the construction process.
A hands-on approach to site monitoring allows us to identify any potential issues and get them resolved early de-risking the delivery of the scheme.
We also oversee the involvement of the clients FM and maintenance teams, involving them in the construction process so they have a significant understanding of the engineering systems when handed over
Soft Landings
We fully understand that a project lasts past handover. Being able to operate, maintain and effectively occupy a facility is key to the long term success of the facility.
We therefore play an active role in integrating the clients FM and maintenance teams in the project, so they understand not only the operation, but the design philosophy and methodology of the project. This gives a great understanding of the systems and their expected operation.
Through a pro-active engagement in the creation and checking of the O&M's and record information, we make sure the client team is given the best documentation of the facility as possible. We play an active role in the management of client training and building operation support to allow those who need to operate and maintain the facility over the years to come have all the tools they need.
In Use Services
For existing facilities our CRE support services extend to a technical oversight of Planned Preventative Maintenance (PPM). This involved periodically surveying and reviewing the PPM provisions envisaged for the short and medium term, and providing an independent view on their appropriateness. Does a system really need replacement, or is a refurbishment an economic solution? is a question we often ask.
System obsolescence, especially for technology dependent systems is often a major issue, and we can advise on upgrade or replacement paths that consider both cost, time and disruption.
We also monitor Business As Usual (BAU) spending and trends, including occupant complaints to identify engineering systems that may not be performing optimally and ascertain what can be done to improve these elements.
Over time, buildings may no longer be operating at their optimum, we have a selected partner who can ensure buildings are operating optimally at the peak of their performance through its lifecycle in order to maximize energy savings while prioritizing the comfort and safety of its occupants
Lessons Learnt
To really unlock the potential benefits of our CRE support services it is essential that findings from all aspects are reviewed and implemented into the Corporate standards and playbook, so there is a constant regime of improvement and optimisation.
This is where the real value of the service is by having us as a key partner deliver that understand the clients requirements across all aspects of their CRE operation, real tangible improvements can be made every iteration, driving savings in time, cost, and improvements in user satisfaction.
By frequent reviews of all aspects, and discussing and agreeing which elements of those findings are implemented into the ongoing standards, ensures that the benefits of every solution, of every step forward are captured and replicated on all projects to come.
